Back Bay Village Overview

Back Bay Village is one of the smaller neighborhoods in Mount Pleasant. The homes are tucked behind Mamie Whitesides Elementary School, in a quiet, tranquil setting.

Rifle Range Road connects the neighborhood with Highway 17 and the Isle of Palms Connector. Driving conditions vary by time of day.

Location & Getting Around

Rifle Range Road is the neighborhood's front door, and Back Bay Village's two best-known neighbors share it: the Mount Pleasant Waterworks Operations Center at 1619 Rifle Range Road, and Mamie P. Whitesides Elementary School at 1565 Rifle Range Road. A U.S. Navy rifle range was built near here during World War I, on the site of an old S.C. National Guard firing range.

The Isle of Palms Connector (SC 517) crosses Rifle Range Road on its way between US 17 in Mount Pleasant and Palm Boulevard on Isle of Palms, so the island and the Highway 17 corridor are both reached from the same intersection.

The Town of Mount Pleasant has completed a project adding pedestrian and bicycle accommodations along Rifle Range Road from Hale Road to the entrance of Whitesides Elementary, which gives walkers and cyclists a dedicated route along that stretch.

Homes & Architecture

Size and construction

The majority of the homes in Back Bay Village are elevated with drive-under garages, giving the homes and the lots a spacious feel. Homes range in size from 2,400 to 4,800 square feet, and exteriors feature brick, concrete, fiberboard, or stucco finishes.

Lowcountry design

The overall design follows a traditional Lowcountry style, with spacious layouts that take advantage of the surrounding water and green space.

Ponds, Paths & Green Space

The community layout was intentionally designed to replicate Southern neighborhoods, with large porches, shaded sidewalks, and tranquil walking paths through the woods. Ponds, paths, and woods surround the home sites, and that setting is where the neighborhood's sense of seclusion comes from.

Shopping, Beaches & What's Nearby

Grocery stores, restaurants, and Mount Pleasant Towne Centre are reachable via the nearby road network. The Towne Centre sits at Highway 17 near the Isle of Palms Connector, at the gateway to Isle of Palms and Sullivan's Island.

Sullivan's Island is close enough for evenings out on the town, and the Isle of Palms beaches are a short trip out the Connector. Buyers comparing island and mainland options can also look at our Sullivan's Island page. Closer by, Hamlin Plantation is another Mount Pleasant neighborhood near Rifle Range Road.
