North Central Homes for Sale in Downtown Charleston, SC
North Central sits above the Crosstown on the upper Charleston Peninsula, between Rutledge Avenue and I-26.
North Central overview
A City-hosted area character appraisal, prepared by the Preservation Society of Charleston and the Historic Charleston Foundation, describes North Central as bounded to the north by Mount Pleasant Street, to the east by I-26, to the south by Congress Street and to the west by Rutledge Avenue.
An upper-peninsula neighborhood of the 1920s and 1930s
The appraisal notes that development on the upper peninsula increased after the City of Charleston annexed it in 1849. It records a Maverick Street subdivision established by Frederick J. Smith in 1893, followed by subdivisions associated with T. Allen Legare in 1899 and the Rutledge Avenue Improvement in 1912.
The appraisal finds a high concentration of residential buildings dating to the 1920s and 1930s. Building types include Charleston single houses, Freedman’s cottages, ell cottages, side-hall townhouses, bungalows, center-hall cottages and corner stores. Two King Street landmarks are on the National Register of Historic Places: the William Enston Homes at 900 King Street, listed in 1996, and Big Bertha at 1056 King Street, built in 1941 and added in 2017.
What to confirm for a North Central property
Check the listing’s current status and location. The appraisal places most of the area under the Historic Materials Demolition Purview established in 2017, and parts along Rutledge Avenue and King Street under full BAR-S purview, so confirm which review applies to a specific address. The City’s Huger Street and King Street drainage improvements project is also worth checking, along with parcel-level flood information, renovation records and parking.
